Fifteen minutes from Málaga city, which has suspended new licences, Rincón de la Victoria takes the demand the city can no longer house. It has few holiday homes for its size, lower prices than Nerja and a council that has announced it wants to limit them. All of that matters if you buy to let.

Rincón de la Victoria is the most urban town in the Axarquía and the one most dependent on Málaga city: a commuter town during the week and the city's beach at weekends. For holiday letting that translates into demand heavily concentrated in summer, Easter and long weekends, and a mostly Spanish guest who arrives by car.

Since Málaga city suspended new licences in August 2025, some of the guests and investors who were looking at the city have moved here. We manage three houses in and around Rincón and have seen that effect in summer bookings. But we have also seen that Rincón's own council announced in 2024 that it would limit new holiday homes, so the order of checks changes: here the licence comes first.

The Market

The Rincón market for buy-to-let holiday homes

The average price is around €3,400/m² (idealista, April 2026; Fotocasa, September 2026, up 4.8% year on year), some €450/m² below Nerja but well above Vélez-Málaga. It is the price of a residential suburb of Málaga city, not of a holiday destination, and that shapes the yield: you pay for proximity to the city, not for holiday demand.

The holiday-home stock is small: 658 active homes in May 2026 according to INE, only 2.4% of housing, and down 14.7% in a year. That fall, common across the province after the 2024-2025 regulation, means less competition for anyone operating with a proper licence, but also that Rincón is not a volume market: winter demand is thin and for most of the year you compete with long-term letting, which here pays €13.1/m² per month (July 2026, idealista).

Rincón's advantage is the overflow demand from Málaga city, which has 8,288 holiday homes and grants no new licences. A seafront apartment in La Cala del Moral or by Rincón's promenade lets in summer to Spanish families who want beach and city at once, and during the week to work travellers or mid-term stays. It is a summer and mid-term product more than a pure holiday one.

What type of property works in Rincón de la Victoria

Two- and three-bedroom apartments on the first or second line from the beach, in Rincón centre, La Cala del Moral or Torre de Benagalbón, with a garage space: that is what summer families look for and what can be let by the month in winter to people working in Málaga. Without a garage, August is a serious problem.

Houses with a pool in the upper areas (Lo Cea, Añoreta, Los Rubios): they do well in summer and on long weekends with groups and large families, and face far less competition. We manage several and the pattern is clear: full summer, winter built on mid-term stays.

What does not work: studios and inward-facing apartments with no views or garage. In Rincón the guest arrives by car and compares with Málaga city; if you don't offer something the city lacks (beach on foot, garage, terrace), they choose the city.

Licence, community and local rules in Rincón

Rincón de la Victoria is the only town in the Axarquía to have publicly announced its intention to limit new holiday homes: in November 2024 the council outlined a planning by-law that would allow tourist use only in single-use buildings or those with independent access, the same model as Málaga city. As of September 2026 we have found no record of its final approval, but the intention is on record.

The practical consequence is that in Rincón it pays to buy homes that already have the licence registered in the Andalusian Tourism Registry, or that are in buildings where tourist use is clearly possible (independent access, supportive community). A home with no licence in an ordinary residential block could be left out if the by-law goes through.

Add Organic Law 1/2025: since April 2025 a three-fifths community vote is needed to put a home to tourist use, and the regional government asks for that certificate to register it. In Rincón blocks with many permanent residents that vote is not guaranteed. Ask for the minutes before making an offer.

Status of the municipal by-law at the time of purchase. Long-term comparables, because in Rincón the realistic fallback to a poor summer is letting by the month, and you need to know what that earns.
