Nerja has more holiday homes per resident than any other town in the Axarquía and the longest season on the eastern coast. It is also the most expensive. Here is what you need to know before buying in Nerja, Frigiliana or Maro to let.
Nerja has lived off tourism for decades and the numbers show it: one in six homes in the municipality is listed as tourist accommodation, British and Nordic demand fills the winter, and the price per square metre is the highest in the Axarquía. For an investor that means two things at once: the most stable potential occupancy in the area and the highest entry ticket.
We manage houses in Nerja and Frigiliana, and what we see every week is that the difference between a purchase that works and one that doesn't comes down to three details: the real walking distance to Burriana or the Balcón de Europa, parking, and whether the property already has or can get a licence. This guide brings together the public market data and what we check before recommending a purchase.

The Market
The average sale price sits between €3,850 and €3,950/m² depending on the source (idealista, April 2026; Fotocasa, September 2026), around 30% above Torrox and almost double Vélez-Málaga. The annual increase varies widely between indices (from 1.6% to 12.8%), which points to a market with little supply and a lot of dispersion: a renovated apartment with sea views in the centre and a 1970s walk-up block have nothing in common.
The holiday-home stock is enormous for the size of the town: 2,731 active homes in May 2026 according to INE, 16.4% of all census homes. That means real competition in every category, and therefore that the average product does not work: in Nerja you have to buy something that stands out, whether by location, views, pool or terrace. Demand exists (Nerja is the only tourist point in the Axarquía with its own INE occupancy series, and in summer it exceeds 80% of beds occupied), but it is shared among thousands of listings.
Seasonality is gentler than in the rest of the area: the season starts at Easter and does not fade until October, and between November and February there is steady demand from Nordic and British retirees looking for two- to four-week stays. That winter demand is why a property in Nerja can justify a higher purchase price than an equivalent one in Torre del Mar.
One- and two-bedroom apartments in the old town or within ten minutes' walk of Burriana: the product with the highest turnover and the one that best holds up in winter, because a guest arriving in January does not want a car. What hurts here is the lack of a lift and parking, and dark ground floors.
Houses with a private pool in Frigiliana, Maro or the Capistrano and Punta Lara areas: the product that earns most per night in summer and the one British and Dutch families book. It needs a car and a garden, and therefore costlier maintenance; in exchange, competition is far lower than for apartments.
What we do not recommend: homes in developments far from the centre with no pool or views, and buildings where the community has already restricted tourist use. Nerja has no shortage of ordinary apartment listings; one more ordinary apartment has no edge.
Nerja town council has not approved any moratorium or zoning limits as of September 2026, although Andalusia's Decree 31/2024 allows it to. With 16.4% of housing in tourist use and the neighbourhood pressure seen in Málaga city, it is the town in the Axarquía where buying with the licence already registered, rather than applying later, makes the most sense.
Since 3 April 2025 (Organic Law 1/2025) using a home for tourist letting requires the prior, express approval of the community of owners by a three-fifths majority, and the regional government asks for the community certificate before registering a new home in the Andalusian Tourism Registry. Homes registered before that date are unaffected. In practice: in Nerja, a flat in a block with no prior licence is worth less than the same flat with a registered licence, and the difference shows in the price.
Regional registration is free and you or a gestoría can process it for little more than a hundred euros. What costs money is meeting the requirements: occupancy certificate, air conditioning, external ventilation in every bedroom and, if the building requires it, a technical report. Minutes on foot to the beach and to the Balcón de Europa, not kilometres by car. Community statutes and the latest minutes. If there is a licence, that it is registered in the seller's name and active, and that the property matches the one registered. If there isn't, that the building has not vetoed it and the home meets the technical requirements without refurbishment. Own parking or at least nearby street parking. Orientation and summer noise: a terrace over the bar street looks good in the photo and bad in the reviews.
